What lake underwriting actually asks
- Occupancy honesty. Seasonal, secondary, or short-term rental — each is a different policy form, and the wrong one is a denied claim waiting. Renting weekends on VRBO? Say so; we have carriers for it.
- Heat sources. Wood stoves and fireplaces are half of Up North cottage life and a standard underwriting question — installation details and inspection answers ready mean smooth approvals.
- Winter vacancy. Freeze-ups are the lake claim. Heat-maintained vs. winterized changes coverage terms; we set the policy to match how you actually leave it.
- The stuff by the water. Docks, hoists, seawalls, and the pontoon need deliberate coverage decisions — Coverage B defaults don't always reach.
- Rebuild reality. Lake-lot construction costs more: access, grades, contractor scarcity in season. Our estimator and local claims experience keep the number honest.
Flood, said plainly
Homeowners policies exclude rising water — lake level and storm surface water included. Most Higgins Lake properties sit high enough that flood coverage is a choice, not a mandate, but it's a choice to make on purpose. We'll pull your flood zone while quoting.
The local difference: when the ice storm drops a pine on the roof, you call the office on Fifth Street — where somebody has stood in your driveway and knows which contractors will actually show up in March. That's what a century on this lake means.
